Mexico City is the largest metropolitan area in North America, home to more than 21 million people. Moving occupancy across a market of that scale meant reaching the right customers, in the right neighborhoods, at the moment they needed space.
And the need for space was growing. Cultural shifts were changing how people in Mexico live and work. The rise of multi family housing left individuals and families with less room to keep their belongings at home, while a booming entrepreneurial and small business economy created new demand for flexible space to store inventory, equipment and supplies.
Yet self storage in Mexico was still largely an offline business, with rentals processed at the front desk even as consumer behavior moved online. U-Storage had years of advertising history, but no clear view of what it had delivered. Without reliable attribution, the business could not see its true cost to acquire a customer, which campaigns filled units or where its budget should go next.

The work began with a complete audit. WMG® examined the brand, the business and the entire history of U-Storage's advertising, reviewing cost per click, keyword performance, conversion rates and reach, alongside competitor analysis, audience research and a review of the existing digital experience. The result was a precise picture of where growth was being lost and where it could be found.
From there, WMG® designed the platform the business needed. Our team created the architecture and design for a mobile first e-commerce experience built to let customers find a location and rent a unit online in just a few steps, supported by an inventory and customer database spanning every U-Storage location. The architecture integrates Salesforce, SiteLink and Stripe, places analytics, A/B testing and conversion tracking at its foundation, and ensures U-Storage retains full ownership of its data.
Alongside the platform work, WMG® rebuilt the advertising funnel and the digital attribution system behind it, connecting every campaign to real rentals. We then positioned U-Storage's advertising around the forces driving demand, building distinct audiences and messaging for families and individuals short on space at home, and for the entrepreneurs and small businesses that needed room to grow. Relaunched to scale across Mexico City, the campaigns directed budget toward the channels, keywords and audiences the data proved were working.

Across a market of more than 21 million people, portfolio occupancy rose from 62.0% to 83.2%, a gain of 21.2 points across more than 40 locations, and the net absorption rate increased 22%, generating millions in additional recurring revenue. The cost per web conversion fell 83.7%, from $1,168 to $190, while lead conversion rates climbed from 39% in underperforming markets to as high as 70%.
Just as importantly, U-Storage now operates with full visibility into its growth: a digital architecture designed around its business, an attribution system that ties spend to rentals and a campaign engine positioned to capture demand as it grows.
